Hyderabad: The Hyderabad real estate sector witnessed a historic moment as a prime plot located in Kukatpally commanded an unprecedented price of ₹141.6 crore during an auction conducted by the Hyderabad Metropolitan Development Authority (HMDA). This is being hailed as one of the highest-ever bid amounts recorded for a single plot in the region, reinforcing the city’s rapid urban expansion and rising land values.

The strategic location of the plot, identified as Plot No. 1 developed by the Kukatpally Housing Board (KPHB), played a significant role in driving the high valuation. Spanning 3.29 acres, the plot is situated in a prime commercial area well-connected by major roads and close to several key social infrastructure facilities.

Fierce Competition Drives Up Price

The online auction saw intense competition among several top real estate firms and developers. Ultimately, a Hyderabad-based construction company emerged victorious with a bid of ₹1.15 lakh per square yard, translating to a total of ₹141.6 crore for the entire plot. The base price had been fixed at ₹60,000 per square yard—demonstrating a remarkable jump of nearly double the reserve price.

According to officials from the HMDA, the auction success could be attributed to strong market sentiment, increased investor confidence, and Kukatpally’s transformation into a major commercial and residential hub. The proceeds from the auction are expected to be used by the Telangana State Housing Board for development and welfare projects.

Local Market Riding High

Kukatpally’s location in western Hyderabad, close to the IT corridor and tech hubs like Hitec City and Gachibowli, has made it a preferred destination for developers and investors alike. The area has witnessed sustained growth in infrastructure and demand, resulting in skyrocketing land rates over the past few years.
